Project Overview from the 8/8/24 Site Analysis and Resource Conservation Plan:
The McKee Group proposes the development of a 79-acre tract adjacent to the Buckingham Springs community with frontage along Durham Road (SR 413), Lower Mountain Road, and Creek Road. The site will be developed in accordance with the Use B-14 "Living Community," a use permitted by right in the AG-1 zoning district. The site is currently in agricultural and residential use and includes a farmhouse, related outbuildings including a garage and a mobile home, and driveway access to Durham Road. Another stone driveway provides access to the site from Spring Meadow Circle in the adjacent Buckingham Springs community.
The development is to consist of a mix of 12 single family homes,10 twin homes, and 19 townhomes. Construction will also include storm sewers and stormwater management facilities, private water and sanitary sewer treatment facilities, utilities, lighting and landscaping. A mix of open space uses are proposed including village greens and a pocket park that will be integral to the proposed community. In order to preserve important natural features on the site to the greatest extent possible, the site will have protected open space areas with woodlands, floodplain soils, Waters of the US, steep slopes, riparian corridors and wetlands, and active agricultural areas. Changes to the overall site layout including rerouting of the sewer force main and changes to the development layout were made in order to preserve five large existing mature trees as well as add a walking trail for the community.
A community wastewater collection and treatment system utilizing aerated lagoons for treatment with land application via spray irrigation is proposed. While not contributing to open space calculations, the spray irrigation fields will complement the agricultural open space. A community water system sourced from on-site wells will provide domestic water and fire protection to the community. Water resources infrastructure including a water storage tank, control buildings and lagoons are to be sited and designed in consideration of the agricultural and natural resource contexts of the site.

The proposed single-family development has frontage along Route 263 at 3178 York Road in Buckingham Township, Bucks County, Pennsylvania. The project proposes the construction of (17) seventeen single family residences on the (13) thirteen-acre site.
